Does Homeowners Insurance Cover Water Damage? It Depends.
The sad reality is that many people don’t find out if water damage is covered by their
homeowners insurance until after something bad happens. That only makes an awful
situation more stressful.
The answer isn’t as simple as “yes” or “no,” but it’s not too complicated. The basic
parameters related to water damage coverage involve the cause of the water damage,
the source of the water, and how long it took for the damage to occur.
Let’s take a closer look.
When Water Damage Is Covered by Homeowners Insurance
Homeowners insurance typically covers water damage that’s sudden, accidental, and
inside the home. For example:
- A pipe bursts, including frozen pipes if you’ve properly heated the home.
- An appliance malfunctions and overflows (washer, dishwasher, water heater,
etc.). - A storm causes sudden damage that allows rain or snow into your home, like
heavy wind ripping off shingles or a fallen tree crashing through the roof or a window. - A toilet or bathtub accidentally overflows.
- Water or a fire extinguisher is used to put out a fire and causes water damage.
When Water Damage Is Not Covered by Homeowners Insurance
Generally, homeowners insurance will not cover water damage that was preventable,
gradual, or caused by water that came from outside the home. For example:
- A flood from a bad storm that causes rising water from the ground or a nearby body of water (this requires a separate flood insurance policy).
- A slow, gradual plumbing leak that occurs over weeks or months due to neglect or lack of maintenance.
- Water damage from frozen pipes when reasonable precautions were not taken to keep them from freezing (turning off the heat).
- A roof leak caused by neglect or failing to make a repair.
- Water that seeps through foundation walls or the basement floor.
- Sewer backup or sump pump failure (if your policy has a water backup endorsement, this would be covered).
- Mold that forms in these types of scenarios.
